Step 1

Are you ready for this?

The decision to purchase a home should be a well-informed one. Making sure you’re financially stable, can handle any large expenses that may present themselves in the future, and determining if your lifestyle is befitting of a homeowner are all considerations when taking the step toward homeownership.

I can afford it, and I am ready—what now?

The next step is to determine where you’d like to live and what type of home you’re looking for. Are you a city person? What will your commute be? Will the neighbourhood work for your lifestyle and needs? It’s helpful to chat with your REALTORⓇ —consider us your dream home curator.

Step 3

I know what I want! Can we book showings?

YES! This is the fun part!

While you may not find your dream home right away, searching for your home can be an incredible learning process. You may find that items on your wish list don’t matter as much. You may find that you want something absolutely different in a home.
Charlotte Pierce Realty encourages all of our clients to approach every showing with an open mind. You never know what can happen!

We will share several listings with you, that meet your criteria in terms of price point and household amenities and will book the showings on your behalf.

STEP 4

I want to make an offer!

We LOVE this part, it’s so exciting for everyone.

There is a lot to consider when making an offer. First, we recommend you get the home inspected, we are happy to provide you with a list of trusted inspectors in your desired area.

What is uncovered following a home inspection may result in a higher or lower offer with certain conditions. You may also want to keep furniture, fixtures, etc. we encourage you to chat with your REALTOR to ensure these items and conditions are included in your offer.

Once you have determined what price point you are comfortable with, we will fill out paperwork to confirm the offer, and we will present it to the sellers. There may be some negotiation involved, and it may or may not work out. Unfortunately, there are some instances where a dream home is not purchased right away - but don’t stress, Charlotte Pierce Realty will continue the search until you’ve found your home sweet home.

My offer was accepted.

Brace yourself for extreme happiness!

Now, you’ll have to pay your downpayment (determined during lender discussions) and pay your closing costs. This includes lawyer fees, possible title insurance, utility service charges, appraisal fees, and land transfer tax - just to name a few.

Once you have secured these payments, you’ll get the keys to your new home on the agreed-upon closing date.
